Ever since GenSan’s pride and World Boxing champ Manny Pacquiao became famous, two of the most requested and must-see venues in the city among Lakbay-Aral groups from other areas are his Pacman Convenience Store along Santiago Boulevard (which has since closed shop) and his house (referred to by local residents as the “Pacquiao Mansion“) at the NLSA Road in Barangay Lagao.
Now, there’s another up and coming landmark courtesy of Pacman and this time, it’s a two-storey commercial building which is nearing completion at the corner of South Osmeña and Sampaguita Streets.
Located at a lot formerly owned by a certain Dr. Romero, it reportedly set back Manny about P12million. He then invested another P20million++ in the construction of the mixed-use building which has a total floor space of 1,345 sq.meters. It’s designer is Architect Rex Acdal, one of the most sought after architects in Soccsksargen. In fact, my brother’s house is one of his very first projects here. 😉
Other Rex Acdal‘s works are Plaza Nova (Santiago Blvd.), Chicken House (Magsaysay Avenue), Socsargen Hospital Expansion, Dumaran Shell Station (Mabuhay Road), Johnston Building (Magsaysay Avenue), Emily’s Pension House (Surallah, SoCot), Galaxy Galleria (Koronadal), and Patio Eloisa (Hicban Subdivision), among others.
Anyway, back to the champ, this new business venture of the Champ will be housing his convenience store, a restaurant, and offices including his own (about time).
Located right at the heart of the city, I am most certain that this will again turn out to be another famous TOURIST LANDMARK of Gen. Santos.
Now, I would like to post a question to everyone:
If you were to help Manny decide on what to do with his building, what do you think should it be?
Three commenters/responders with the best suggestions will each receive a BARILES REPUBLIC MUG. Deadline of entries will be on August 31, 2008.
GO FOR IT GUYS! 🙂

Archt. – nobody’s questioning your credentials so don’t get too personal. Aesthetics ang point ng comments. personally, natutuwa ako tumingin sa building sa magsaysay avenue na may external spiral stairs; although others may not like it. not everyone appreciates the cubist style sa paintings ni picasso (na inspiration)kahit considered syang master painter & sculptor. Yong mga architectural digest and other home/building-related magazines ba, mga architects like you lang ba ang bumibili at nagbabasa? On your part, be glad that pacman was happy with your design and you got paid handsomely for it. Exterior design pa lang, conversation piece na, isn’t that reason enough for you to be gratified? kung onion-skinned ka, better stick to designing nondescript block buildings like sm davao or warehouses which do not involve much aesthetics. Ajejeje
@bariles –
Hi… just browse this site yesterday. Instantly, i like and enjoy it. Keep it up!
Kaya nga ang project title ng bldg. ni pacman ay “mixed-used commercial bldg.” dahil anything goes in it. there can be shopping & a call center, a hotel, an entertainment spot, a play and recreation, beauty, spa & fitness. practically anything…basta willing mag renta ng space. 🙂
A recreational center… Bar,coffee, live bands, nyt-outs- gigz… Ideal place for fun and bonding wherein you can bring and entertain your friends, tourists with a guarantee satisfaction na di ka mapapahiya because it is really a cool place. Sounds like with class and level up socialization.
The place where this building stands is originally where we hanged up and bonded with friends. Why not bring back those hub? It is in the heart of the city, so why not?
@bariles –
kinsa nadaug sa mugs, KUY? 🙂
haller??? huwag po kayong mapikon…treat it as a challenge on your part as an architect…subective man or objective ang mga critisms ng mga tao, accept it with open arms…and try to reconsider their critisms…baka tama rin sila…..Godbless po….
what avel wants are suggestions to help manny decide on what to do with his building….you mean vel, wala pa siya kabalo unsaon ang iyang bldg? well i agree, there is really no enough or no parking space available at all… my question is, why was a building permit issued for the construction? parking space is a prime requirement before any building permit is issued… ooooooooops, bago mag taray ang iba jan, i called up engr. marc reyes, our city engineer, he informed me that there is a parking area at the side of the bldg and at the front… minimum compliance…. well, vel i suggest fitness club na lang kaya? parking would not be a problem since clients can go there jogging as a warm up for their workout, no need to bring a car, parking solved..
Lets start with the Starbucks — Mindanao is out of the question. Davao’s populace could have embraced Starbucks with open arms BUT non-existent still. As I was informed, the exclusive franchise owned by one of the richest in the Philippines does not have plans of putting up one in Mindanao as enforced by the owner themselves (as far as i know. i am not sure now though… and according to a recent update, while there are a lot of coffee shops in Davao except for Starbucks, their local government encourages local investors 🙂 ). Unless, the powerful Pacman can make them say YES (for Gensan). ONE THING more, can Starbucks gets an ROI in Gensan? Think… how many would spend P120 for a coffee or P110 for a SLICE of cheesecake? Besides, how many is “many” in Gensan anyway? Maybe, “pasosyal” and starbucks buffs would spend as much but till how long? I am not a coffee lover but i love to make “tambay” with starbucks buffs-friends once i get to visit Manila but even if i can afford it, still I would not spend as much and as often as regularly. Who would not like STARBUCKS in Gensan anyway? BUT we have to be realistic.all right? 🙂
SECOND, as to the architectural design, everytime i pass by there, i always look at it and appreciate it even if i have not known who the designer then. It takes an eye to appreciate it. Of course, there are always flaws. Taking a closer look, i have not appreciated the color green (sort of out of place) though, but generally, i like the whole concept. When i saw the new chicken hauz bldg. at its old location, no doubt, in my mind that that bldg., has the same designer as that of manny’s which was confirmed by Kuya Avel in one of his “moments.” Anyway, its vacant still, right? Lets wait till its filled up. 🙂
base on the existing location one major problem will be present in the future if not addressed. TRAFFIC!!! considering the personality of the owner, this commercial space will be crawling with who’s who not only of gensan but also of different places. not including all class of generals trooping to this place.
parking area should be provided in contructing commercial building in the city. isn’t this mandatory under the national building code. wanted city engineer’s office. hoping this would be addressed.
I stand corrected, I said 60M, it’s 20 M nga lang pala.
By the way, I’m now in Zamboanga City, and I just noticed a buiding just near my hotel that was built around 5 years ago, and I said to my self… this is one good building design…beautifuly normal, 5 year old na yun ha.
Oh dear oh my… ayan napikon na ang architec…
I reviewed what we are talking about, took another look at the pictures again…
Read the architec’s SMS style comment (same tayo HAYNAKU, I hate sms shortcuts in blogs)… ok na sana, I tried to cool down a bit… tried to convince myself to just appriciate his 60 million contract… but with the way he responded it’s seems na may kayabangan pa… sa second look lalo tuloy akong nawalan ng gana…
You can’t compare apples and oranges, a nursing student can’t be compared with a metalurgist and a chemist… just compete with with other architecs like the ones I know then I will say, lalampasuhin ang design mo…
Again…., with a 60 million budget, you versus other guys in GSC, Davao, Manila, Cebu, CDO, i’m afraid someone else may have gotten it.
and maybe I will appreciate it.
It’s a blog site common!!! at least pinaguusapan and design mo.
Pero tama pa rin si patrice, lalagyan nga ng sashimi so bagay sa gensan being a tuna capital…
In the place where i’m staying and places where I frequent, new buiding are really awesome… always a WOW…
I will bow down na magaling ka if you can design any SM or Robinson’s building… o kahit wag na yun, ibang level na yun eh, kahit mercury drug na lang… I know them and they didn’t boast about their works…
Well for me its fine at least he invested the prime location of Gensan. For me I will say thank you to Pacman to make Gensan grow faster & colorful sorroundings…Im not an architect but for me simplicity makes him famous. Its insult if he invested in other places like Davao, Cebu, Manila…that ,means he trusted his invest in the City…
Sorry but anyone who writes SMS style on a blog gets gazillion demerits….and we haven’t even touched on the design merits of the building yet….and that’s another gazillion….and if i understood your scribblings correctly e i’ll also need a culinary arts degree to tell the chef in the restaurant that i frequent na sunog ang kanin nila? Ganoon ba? Susme…@pacmanbldgarchitect –
NOTE FROM BARILES: I JUST FOUND OUT TODAY FROM THE ARCHITECT REX ACDAL THAT HE DID NOT POST THIS RESPONSE. SOMEBODY USED HIS NAME AND WROTE THIS. TO ALL THOSE WHO WERE DUPED BY THIS GUY, OUR APOLOGIES.

what do i have in common with pacquiao? we have the same architect. when he designed my house, i was immediately awestruck. ayoko kasi ng conventional house lang. adventurous ako — eh nagkatugma kami ni arkitek rex. nung matapos bahay ko — susme sabi ng lahat mukhang birthday cake. pasukin nyo bawat kwarto (anim lahat!) iba’t ibang disenyo ang ceiling. iba’t ibang kulay. nung una kinabahan ako sa colour combi ni arkitek. sa kalaunan, na-appreciate ko. kasi naiiba. when i repainted my house, i hired arkitek rex again. why? i trusted him. and that time, i appreciated the colours all the more. my house is up for repainting again… am gonna hire rex again!
as for pacman’s building… i can only see the work of a brilliant and talented arkitek!
may kanya-kanya tayong mga opinyon — kanya-kanyang gusto… pero ang pinakamasaya komento ay ang ke patrice! hahahaha! you go, girl!
ormans last blog post..Updates to playlist: India Pix
dapat ala embassy bar, or jaipur o alchemy bar hehehe
daves last blog post..Chat 2
haha. ok agree ako sa coffee shop idea.. but kinda like Borders style with books and games and all… then again, i dunno how the generals would take to such… doesnt sound like the kind of lifestyle we’ve got back there…
the museum sounds great too…parang added attraction diba..
but seriously, the colours are hideous. of course that could be improved. but you know what im really thinking kuya? you mean nagpatayo sya ng building without yet having a plan as to the purpose and utility? hmm…
@pacmanbldgarchitect –
Hi pacmanbldgarchitec,
It’s my fault, I started it, it was just a knee-jerk reaction.
I’m Bariles’ and Orman’s friend and I also happen to see and step in the house you designed for Orman…I’m a friend actually since I stayed in there old house for a while when I was still new in Gensan while the parent are still alive.
Orman’s house is nice, looks good from the outside and looks better inside.
I have to respect your art over the designed you made for manny.
As you can read on my follow up comment, I am sincere about my comment that Patrice was right, it will be a great building to house the best ever Tuna specialty restaurant in the City, it being the tuna capital of the region.
[…] (UPDATED! More pix!) Multi-million Pacquiao Bldg. in GenSan nearing completion […]
Ayan mukhang naging seryoso na ito. Lahat ata gusto ng MUG mo, dapat bigyan mo nalng lahat.
bout the bldg, di bale na! its there already. not bad actually. ok lang. better pag usapan kung ano nice for everyone to meet and talk and buzz around.. its always nice to see friends around in one place.. (miss amity biya taga gensan!hehehehe )
hey hey guys.. relax.. it’ll be a good place for everyone for sure.
Ahehe! Kataw-anan kaayo mga comments ba.. Ahehe! Ginawa nyo namang sashimi platter ang building.. Pero, opinion nako dili na sashimi platter.. kay kung platter na, nganong sa drawer man na gipatong? Ahaha!
Mystery solved ala Yahoo.. Ahehe!
@freddy00nl – Brilliant!!!:-) a boxing themed family resto & bar!!!:-) pero oist hindi mukhang warehouse ang disenyo ah…pwede bah magresearch nga kayo sa mgalatest design trends ngayon and besides nasa Gensan city po ito…ciudad na ni city pa jud.
Well what can I say as a (dutch) kano, that visit Gen San very often if I was Manny Pacquiao. I surly will make on the ground floor a coffeehouse in the style of star buck and bo, on the second floor a nice grill or burger restaurant, for the family’s of Gen San.
With sweet glove ribs, spicy punch steaks, knock out wings, and other nice boxing names menu’s
Well I’m happy to see the great progress Gen San is making………
Ok Ito pa rin ang hot topic natin, ayan nagsunuran na ang ibat ibang comments…lets see…
Tama si Aries, it looks like a warehouse, if thats a warehouse, then that’s a VERY NICE warehouse, agree?… but where is the loading bay?
Second the motion si nate markx, saan nga ang parking space…yun din ang question ko…could be automatic just like the parking space in I-Robot.
I can’t blame Jomac, seems that we have the same personal opinion comment…
Ehem se Tisoy, knee jerk reaction… Tama rin yan, sabi nga ni Melanie Marquez, Do’nt judge my brother… he’s not a book.
Bow ako sa comment ni Ammie, TAMA talaga sya. no fit ang starbucks dyan… not unlets Manny buys a franchise himself Pwede Yun. check ko sa Rustance Coffe Corporation if may application sya.
Pinakbet ang sabi Rue Ramas kaya lang walang violet so walang talong.
Chop suey pwede rin.
THE BEST COMMNENT SA LAHAT (SERIOUS,HONEST,TRUE) the best talaga si PATRICE…Tuna capital indeed, may lalagyan ng SASHIMI!!!
THAT’S IT. It will be best if it’s going to be like TOKYO TOKYO, KITARO
KAMIMESHI ang SUGI… so Haynako’s suggestion to put chopstiks on top completes the japanese restaurant theme is correct.
Then eventually JAS is right, after a century, maging sing sikat nga sya ng Eiffel Tower…
But i’m really Serious, Patrice is right, it will be a good design for Japanese restaurant after all then I stand corrected, it’s a nice building after all…just make sure you dont forget Haynako’s suggestion about the CHOPSTIKS… no kidding, i’m serious… it’s not a joke.
sheeeshh..Why do people judge something that is not yet finished…Oh well… I think I know what the architect is trying to present here…hahay… If people could just see it… its DIVERSITY in unison..Think…think,,,think,,,
@Jas heard of that too that’s why we shouldn’t judge something til its finished.

@anonymouse 🙂 –
basi helipad… wahahahaha… joke… 🙂
As I was reading violent reactions/comments here I remember a time in history when the people of Paris would almost curse the Eiffel Tower when it was built. They’d say it’s a sour to the eye…bla bla bla…but look at what it has become right now–a very famous human- made landmark of the planet Earth. 🙂
Hah hah…you guys are so funny! In addition to the mock-up sashimi, dafat ding lagyan ng malalaking chopsticks sa taas para bongga, o di vah? And forget about Starbucks etc., dafat ang ilagay diyan e Japanese restaurant para ma-showcase ang superior quality ang ating mga tuna…..Pero sa totoo lang, I agree that the building’s design is totally uninspired, barriotic at walang kadating-dating e nasa strategic location pa naman….oh well that’s just my opinion…
Sobra naman ninyong lait laitin ang design ng building ni Pacman. Di ba nila alam na bagay siya sa GenSan as Tuna capital of the Philippines. Tumingin ka sa taas may lalagyan ng sashimi.
The apple green portion may be repainted to the shade of orange, red, to make it monochromatic. Medyo naging “pinakbet” dahil dun sa green. Nagkamali lang siguro yung painter.
Guys, guys, guys!!!!
To be fair to the architect, I will be posting photos of the insides of the Pacquao building very, very soon (within the next 12 hours)….
Watch out for it before you make the final judgment on this new TOURIST ATTRACTION OR DISTRACTION or however you may want to call it.
Grabe! Ang tataray ninyo! Mga himantayun! (joke) Hahahaha! 🙂
With regards to the CONTEST natin, keep those SUGGESTIONS COMING IN!
SHOUT OUT GENERALS!!! 🙂
the building is strategically located at the heart of the city
but i didn’t see parking space which is very important if the
building is to be leased to tenants like Starbucks, or other
business whose target markets are yuppies & businessmen…i mean
those gods must be crazy—-
how did this piece of architectural crap
ever landed on gensan??
was the architect trying to humor the Pacman’s fans??
soreee, but this will really standout in Gensan
as an example of the power of money gone haywire!!
I think we’ll have just to wait til its finished….Pero on my point of view, the design is complex its great. Its not weird nor looks like a warehouse. Yun nga lang san kaya ang parking area nyan..

NO OFFENSE INTENDED,
PARANG WAREHOUSE.
HAHAHAHAHA
WIERD and UGLY building design… and what a color combination!!! (not Manny’s fault).
this one will not fit with starbucks, ucc or even boo’s.
I wish that manny should have gotten a better architect, sana lang naman yung pang word class and not wierd class since Manny is world class!!!
Sorry to say, ang baduy (just my personal opinion, pasensya na po) ng design na ito and for 20 MILLION? Whahhhh!
WAG NYO NAMAN SAYANGIN AND PERA NI MANNY. PINAGHIRAPAN NYA NANG HUSTO YUN
Pacman doesn’t deserve this ugly piece of… ano ba talaga yan? I can’t even see ample parking space sa harap, anyway, baka naman nasa likod.
Pasensya na po, di ko lang mapigilan ang sarili ko. PERSONAL OPINION KO LANG PO ITO. WAG KAYONG MAGAGALIT!
Here’s my suggestion: based on my contention
1. A coffee shop – perhaps Starbucks.
Advantage: – Coffee Shops are in trend right now in Gensan. Tapos ang dating parang library sya, where people could read books as in parang library. Pero books na interesting naman.
Disadvantage: Marami ng coffee shops in Gensan and at the same time kunti lang tao kung ganun.
2. A fine dining restaurant – oh yeah, good idea.
Advantage: Patok to, lalo na if the restaurant offers varieties of food from different culture
Disadvanage: It may take a little bit of time bago xa papatok..I think, pero with good promotion it will push through. Another thing is andami restaurants sa harap nya…especially ung mga grills.
3. A gym and sports center.
Advantage: It can be observed na marami na tao sa Gensan are becoming health conscious.
Disadvantage: It consumes a lot of space.
4. A KTV house. – like the WORLD PALACE in Davao. Wherein may mga private rooms for group of people na gusto sila lang mag videoke.
5. Make it a convention center with different function rooms where local talents could perform like Nate marx.hahahaha…
Bottomline: A place na wala sa iba, something na people could meet people. And intoxicated na maxado ang gensan sa mga bars so I guess something new.
Hope I was able to give an idea.
Mentally Yours,
natemarx

Nate Marxs last blog post..Heads Up!
Pacman should invite his friends/investors from Manila to start business here in Gensan. This would boost our city’s being investor friendly status. Maybe, he could offer spaces for rent at his new building. . .
why not invite Vicky Belo of the Belo Medical Group, his friends from the entertainment world who’s got businesses of their own. . . his politican friends who’s doing business also. . . or owners of companies with products he endorses. . . wow, for sure, kukulangin space ng Pacman Bldg. . . so, Pacman Building II in the offing?
SANA ANIMAtion company itinayo na building ……………grrr… pa ubos na ang TUNA
Hi BARILES. The General Santos museum should be built in the building of Manny Pacquiao. Di kasi kami makakapunta sa loob ng NDDU. This is for the Generals to have a better access on the history of the city. Tama, dba?
He should set aside space in it for his heritage center (parang living museum) where he could display his belts, trophies, memorabilia and employ people as tour guides and sell Pacman sports wear, gear and other souvenir items. Pwede rin nyang lagyan ng Boxing Videoke where people can watch highlights of his fights at the drop of a coin. Dapat may life-size standee (pwedeng 2-dimensional like those of Juday or Ogie or 3-dimensional fiberglass a la Jolibee) with which people can pose for picture taking.
And the Bariles Republic Mug goes to . . . ajejeje
He should require the tenant to employ working student like what jolibee is doing. In this way he can help this underprivileged deserving student fulfills there dreams
do we have a “family-friendly” KTV in the city? i mean, like IO, or Red Box?
puwede niya rin lagyan ng parang ganun… it’s a hit with yuppies, and those who love to belt out, and experiment their vocal stylings with Frank Sinatra’s, “My Way”… hehehe… 🙂
looking forward to PacMan’s Family KTV… 🙂
cheers to this new development… 🙂
Hi Mr. Manny!:-) Bagay lang guid ang Starbucks Coffee sa ground floor. 🙂
