Lately, there have been attempts from some quarters to awaken the seemingly dead (economically speaking), Pioneer Avenue in General Santos City. Once the center of trade and commerce in the Tuna Capital, what it had to offer in the past two decades are only a few banks, a hardware store, barber shops, old lodging houses, a damaged clock tower, honky tonk joints passing off as carenderias, vocational schools, and single-story rickety buildings plus remnants and ghosts of years past like the skeletal remains of the once classy moviehouses.
It is a far cry from the old, old days when it was the place to go when one wants to eat (The Terrace, Eskimo Ice Cream Parlor, Cotton Bowl Grill, Joanne’s Bakeshop, Peter Pan, Ceballo’s Panciteria, You & I Barbecue, etc.), or shop (Ram’s Bombay Bazaar, Conlu’s Department Store, Bajunaid Department Store, Eric Commercial & Kimball at the adjacent Pedro Acharon Boulevard, etc.) or watch a movie (Pioneer, Capitol, State and Virgie Theaters).
But that is starting to change now with some visible developments going now, not major but nonetheless good enough for one to declare that Pioneer Avenue, which was named after the “first settlers” of this once barren land in the 1930s, is starting to wake up.
Starting with this article, Bariles Republic is featuring some notable transformation along Pioneer Avenue.
First on the list is the newly-expanded and renovated Dunkin’ Donuts outlet owned by the Cuqueco’s which reopened wo months back. What used to be a dimly-lit, barely visible DD outlet is now a bigger store with a front signage so bright that it actually illuminates a third of the Pioneer Avenue.
Across the store at night, you can find teen-agers hanging out, some still in their school uniforms just sitting on the parking area concrete dividers while some are playing with their skateboards.
Inside the store, the ambience is even better than their Santiago Boulevard outlet.
I have visited this outlet a couple of times already and I must say that it is a good place for a nightcap after a heavy dinner elsewhere. Their coffee may not be as good as the ones at the more pricey coffeeshops uptown, but nothing beats DD brewed with a piece of Bavarian donut on the side.
The last time that I was there at around 10:30pm, there was still a steady stream of people coming in, some buying for takeout while the rest opting to stay at the tables outside al fresco style, entertained by the group of skateboarders practicing their craft on the sidewalks.
This is surely a far cry from its former self when there is barely any traffic inside the store because people could have forgotten that there is a Dunkin’ Donuts outlet along the equally unexciting Pioneer Avenue.

I think ang responsible sa pagpagwapo sa pioneer clock and island is a ang KAGANDAHAN GENSAN dept… kaya nyo po yan! pagwapoha ninyo… sa mga owners sa idle lots.. please po… himui na ug plans.. para ayos pod tanawon… ang mga aliwalas store etc… (night life areas.. ehhe) naa pa ba?.. unta tarungon na oie…. kung ok lang unta himuong bangko na tanan…. business area… blah blah… go gensan go! kaya nato ni!…. kanang mga old house and buildings sa acharon boulevard, sa pinoeer. and up to the silway darimco area.. unta pagwapuhon pod… kabalo man pod ta na lisod pod ang wawarts karon.. pero unta magassist ang local government para magwapo pod tanawon… tapos makearn ang gensan… god bless to all! just concerned…
PS: nagbutang na ko ug eye drops (tetracycline) sa akong mga mata para mawala akong eyesores dahil sa pioneer avenue na yan.. joke lang po… ehheh… auau generals!
for me in my role as festival director, mas gusto kong idecorate ang pioneer avenue kasi memorable nga sya for me and madaling i-dress up talaga. watch out for what we intend to do with pioneer avenue during kalilangan festival. the street dancing parade on the 27th will be a carousel type parade na lahat ng contingents iikot lang sa stretch ng pioneer avenue…from 9am to 12nn…

yung golden state college.. sori sa may-ari.. pero hindi sya bagay sa sentro ng syudad..
dapat magtayo ng lang sila ng isang malawak na campus kung talagang education ang priority nila.. kc pwede ng tawaging GOLDEN STATE AVENUE ang pioneer avenue..
desperate sugestion lng, dapat may programa ang local government na ipromote ang tourism ng pangunahing daan sa gensan ang pioneer avenue..
dapat mag encourage sila sa mga negosyante to put up RESTAURANTS, COFFEE SHOPS, BOUTIQUE, INTERNET CAFES, HOTELS, FOOD KIOSKS, ETC.

hay salamat naman bubuhayin uli ang Pioneer Avenue…diyan nag start si Father Fruc ng Zabala Brothers sa Victorina Building. Pioneer Avenue used to be the Ayala Avenue of Gensan, sayang naman.
Thanks Manoy Avel for writing about the long forgotten avenue of memories…he he he… dati rati, you know all the people walking after the am/pm masses at OLPGV, walang strangers. ngayon, halos wala na yatang naglalakad sa Pioneer Avenue. i remember walking with Dra. Angie Magbanua-Alaba and Lita Garcera at the Lagao and Bula jeepney stops right in front of Terrace and IBAA.
Hope the investors start re-building Pioneer. It would be great for Gensan!
Yeah, I heard of that too. Sana magkaroon tayo ng Gensan Town Square na maayos. One thing na pangit din ngayon sa pioneer avenue is that andaming KTV bars ang dating tuloy parang nagiging malate ang pioneer kung gabi.
Ang boring na ng gensan pag gabi starting at 8 pm unless weekends… Sana matapos na ang park natin… Excited na ako sa kalalabasan…

Hi Nate! They tried to do that before with the GenSan Town Square at the Anchor Driving Range. Too bad that patrons of the nearby East Asia Royale Hotel complained of the nightly noise from the place’s sound systems that it had to close shop.

Thanks Jane! GenSan has really progressed tremendously over the years but at the expense of old haunts like Pioneer Avenue. Hopefully, with the ongoing improvement of some establishments and the renovation of the Gen. Santos Park across the city hall would do wonders to it… soon. 🙂

I think he knows about it already. That’s why they have rehabilitated the old Lions Beach. As for the buildings, those are privately owned and maybe what government can do is ask these owners what they plan to do with them (the unused properties).
Hi bryan! Mao gyud! We need businessmen and investors to move now or never! Calling Micmic Yabon who owns the lot of the former Capitol Theater and the Yap Family of YBL fame, who owns the Pioneer Theater lot. Don’t let your properties lie idle please. They have turned into GIANT EYESORES already!
How sad to know that almost all the major landmarks of Pioneer Avenue had disappeared (Capitol, State, Pioneer theatres, Ram’s Bombay Bazaar, and other knick-knack stores). I spent my college years in NDDU (formerly NDDC) and it was always an exciting experience to traverse the open space from NDDC’s main gate then, to the old city hall, promenade at Freedom Park and buy some banana cue to be downed with a bottle of coke. Later stroll along the length of Pioneer Avenue just as dusk was approaching and the city lights beginning to glow. How can we forget the memorable parades that took place along this avenue? My memory is still afresh when NDDC paraded us, the luckier ones, who passed the CPA Exams way back in 1981.
Now, everytime I had the opportunity to visit my folks next town (Polomolok), I find so little time to cast a glimpse at the once famous avenue, unless there’s business which would take me there. Similarly, it’s memory time to think about the bus trips to Davao to take the plane ride to Manila where my family is now rooted. How can I forget the plane rides to Cebu on PAL’s turboprop plane at the former Buayan Airport, and now at the new GenSan Int’l Airport (it’s also getting old, mind you) with new wide-bodied aircrafts which are also being used by PAL for transpacific and other long-distance destinations?

Sana naman ayusin ang clock tower, make it as a landmark ng gensan katulad ng Big Ben ng London. Wala bang plano ang city government dyan, para kasing kagaya ng clock tower ang situation sa pioneer, parang patay.
@Jypz, hello. I have already wrote about this issue last year and it seems that nothing has been done about it. That belongs to the old and defunct General Santos City Lions Club. That is why nobody can touch it without their permission.

found this website by accident and had the joy of reading all your archived postings … i find it really very informative with a sense of purpose.i love the way you weave stories about the old dadiangas and of the now gen san.
i was born and raised in gen san; born in the 60s and lived in gen san until 1981 when i had to leave to study in manila. i am now living the other side of the globe and visit my folks and sibling (who are still local residents)occasionally. i am pleasantly surprised with the progress i see each time i visit. but truth to tell, i often looked for the old, familiar nooks – now all memories.
you are right, growing up, downtown (aka pioneer was the place to go)….revitalizing the strip would be great.

I still remember watching “Kumander Bawang” back then with my best buddy.
