Bariles Republic has been receiving a lot of queries with regard to the entry of SM Supermalls in the Tuna Capital after we came out with a post on Robinsons GenSan last June 20, 2008.
A lot of speculations have sprung up and so far, there is no definite word yet on the real score.
But for the good news!
Yes, it is true that the representatives of Henry Sy, owner of SM have been talking with the family who owns the land where they want to set up SM CITY-GenSan.
Furthermore, according to my reliable source, SM only wants to lease the lot for 50 years and not to purchase it.
The next question then should be – when are both sides going for the signing of the Lease Agreement so that construction could start very soon?
My lips are sealed for now but for those who want to find out the exact location of this lot, here is a map furnished to me by Jing Velos and edited for this post’s purpose by Jay-Mar Monjas.

kanus-a man ang groundbreaking…
naa pa man lagi ang dunkin donut didto
hi, the entrance of “SM City General Santos” in 4th quarter this year meaning it will start its construction in early or mid-September is an indication of continuing growth and stable development of our beloved Gensan City.
as we can see in its floor plan or perspective design plan that even though its only 2 storey high, we can assume that it will still be a big mall for its caters 100, 000 square meters of floor space along Santiago and San Miguel.
about the issue of why is it that always investments most specially Malls coming in to our city are all located at Brgy. Lagao and why not to other location within the city, its because like in other posts given here at the top, Lagao is situated as part of the Central Business District of the City where continuing development and incoming investments will also be situated..
Like the newly opened Sun City Complex where it houses its 40+ rooms Sun City Suites Hotel, a restaurant complex and other business establishments.. at the back of it will house nearly this year the start of construction of the Mabuhay I.T. Park which will cater more additional investments most especially on the BPO and IT industries…
the location in brgy calumpang and brgy apopong is good because there are still lots of floor spaces to cater for a big establishments such as of a mall like SM.. But with the observations with these areas, brgy calumpang houses all powerful industrial-based establishments such as fishing industries like Canneries, Dole, Rowell Can (who manufactures cans for our canneries), power plants, etc. While in brgy apopong, its houses residential commodities such as subdivisions, traveler’s inn, and local residential houses..
so, to conclude all of this, Brgy lagao is really a perfect place to put up such investments like Malls, Restaurants, and others because of its ideal location situated along the business district of our city.. its also an advantage for us shoppers for we can easily travel from 1 mall location at a time if we could not find the stuffs that we want to but because every mall is foot steps away from each other.. the people will not be bored of just staying 1 place thus it will also create bonding among them, like a family, friends, lovers, etc.
about the traffic issue, its also written in the posts of sir avel that SM will provide the traffic light system at the junction of San miguel st. and santiago blvd to ease the traffic that will coming from both junctions. and SM main entrance is situated along santiago blvd which we can see that it can holds up to 6 lanes of road capacity not to mentioned the space provided by existing establishments in front of it which holds enough spaces for its customers parking lot, how much more with SM parking lot which we can see and experience from its malls in other cities, that it really caters a big ranged of car vehicles to park. we can assume that light traffic will be experienced cause by our local utility vehicle like the tricycle’s and taxi’s whom will load and unload local commuters in the area (there is no route for jeepney’s and multicabs in Santiago blvd, starting from the junction of EMCOR and Petron going to SM City to St. Elizabeth Hospital)… so we can expect less to light traffic the given junctions..
however, i cannot imagine right now of how our local government handle the traffic situation in the intersection/junction of San Miguel St. and J.Catolico Avenue going to Socoteco II, Gaisano Mall to KCC Mall and vice versa.. Hope that our local government will also provide another traffic light system in the said intersection for J.Catolico is one of the busiest streets in the city because of its location catering the entrances of 2 big malls:the Gaisano Mall and KCC Mall.. and it is also the route of Multicabs, and Jeepneys going to lagao and Casa Luisa Village and vice versa not to mentioned the tricycle’s, taxi’s and other utility type vehicles coming in and out of the said area.. Thus, a good suggestion will be putting up of the said traffic light system at its junction, good suggestion also is putting up a pedestrian over pass to minimize the loads of people going in through the streets with the vehicles, which is the problem now in the main entrance of KCC Mall…
hope this issues will be clarified and congratulations to our beloved Gensan City in making up this far.. Wheeewww, Kudos to all Local Officials headed by our beloved City Mayor Darlene Custodio – Antonino and the rest of the team.. Kudos to sir avel for sharing all the updated infos to us, and kudos to our selves, the Generals for such urban experienced we are right now..
God bless to all of Us, Magandang Gensan sa ating lahat! (^_^)
how about pag napatindog na ang sm mall sa gensan,for the protection of the people in gensan kining mga tricycle operator nga naga beyahe sa city unta naay limit ang ila mga ruote para maiwasan ang over loaded espicialy sa mall,so what i like to know para ma minimize ang mga terorist act nga naga plano sa city like boming or whatso ever.the trafic management group unta magawan nila ug paagi kini as soon as posible para sa seguridad sa mga tao sa gensan,para ang tanan makapangabuhi ug maayo sa maayong pinaagi.grazie!
[…] Its main frontage will face San Miguel Street which will be widened into a four-lane avenue. To see where it is, click this—> SM City GenSan location. […]
[…] To be called SM City GenSan, the mall according to Bariles’ reliable source, is purported to fill up all of 900,000 square meters of a three-story structure inside the 8-hectare property of the Salazar Family straddling the corner of Santiago Boulevard and San Miguel Street, which they have leased for 50 years. See the GenSan MAP of the location by clicking here. […]

@epm – oooopsss! sorry emp! this should be addressed to jasper0127… hehehe, pasensay na po, naduling lang sa pagbabasa ng mga comments… hehehe
@epm – hi emp! uhmmm, have any idea about the floor area of the planned SM City GenSan? I presumed alam mo since your friend was assigned on the project… hope you can give us information (kahit konti lang) about it =)
SHIE SHIE! =)
ask ko lng ha…may narinig ako nabalita hndi na matuloy ang sm dito sa gensan? how true?anyone can answer my question have info about this…
With Robinson’s in GenSan, can SM be far behind? 22 o ba ito??
meron silang reserch and development team hindi pa matapos ang 50 years lease contract may plan b na silang pinagplanohan yan ang buhay negosyante always advance
Almost 80% of the SM malls all over the country are leased contract mahirap ng makahanap ng area near the city dont you know that SM CEBU, SM Baguio and Mall of Asia are typical example of lease properties and they find difficulties in looking for a site, minimum land requirement ng sm is 5 hectares meron pa kaya silang makita within the CBD of Gensan I think wala na kaya lease contract na lang ang kanilang 2nd option.
…so that means halos sabay magbubukas ang SM City at Robinson’s Place sa 2009? Kabongga naman!! to the highest level talaga ang GenSan. Go! go! go!:)
uhhhmmm, Mr. Avel, i’m confused… they will just rent the lot? they want it for 50 years ‘di ba? what will happen after 50 years? aalisin ba nila ang mall? oh my… @_@
thats good news to us generals. let us remain humble and proud of our place.. more places to see now.. that means more tourist to come, more income for our city and definitely, more progress. keep the spirit up generals!
ayyy. hmmm.
i tot the riveras have offerd some lot located somewhere in silway siete, hmmm di pala matuloy. they even asked an international architectural firm to do some studies, but i believd the nego bogged down. ang layo ng silway oi.
anyways, thats gud for gsc.
Gosh! Gi-wholesale ko na ang answers ko. Sorry guys! 🙂
@Sheng, I love buying my toiletries and other pampaguapo at Watson’s too. It’s a cute store. Kakatuwa! 🙂
@Miko, you’re welcome. 🙂
@Toinks, promise? 🙂
@Pixar, are you from Lagao?
@Anonymouse, inisa na lang lahat ng kainan. No more space in the map daw. 🙂
@epm, shopping mecca of the south, wow, that’s a nice title for gensan. 🙂
@Orman, then you get to be promoted again!! Wow! 😮
@Jinky, Amen to that! 🙂
@Glengonz, this is a true measure of the sound investment policies of the local government. 🙂
@Bitoyz, pacute2x gyud ha? 🙂
@JM, yes, it’s SM City. But no, it’s not rent to own but leased.
@Kritiko, I love Nadies too. My favorite native chicken in town. 🙂
@Archmykel, maybe SM did not want to make another mistake when they situated SM Cagayan so far from the city and even SM Davao. Took them a long time to gather a lot of foot traffic. 🙂
@Jasper, I guess you’re right. Pedestrian overpasses could help the flow of people in the area. 🙂
Hehehe! 🙂
@Irvinia, nice name! Yes, Gensan is definitely the most competitive mid-sized city in the country with all these developments coming in. Char! 🙂
Hi Jasper! Waiting is a virtue. 🙂
That will make our city more competitive. Great work!
The book says, False Indentity equals Bad Economy. But this is kind of a development shows how Gensan Economy keep on rising and develop. Whether near or far flung from the city, basta tradename ng two giants establishments, pinupuntahan pa rin.
But I presumed, that SM will still contribute additional revenue at a lesser prices. I think almost everybody agrees it… SM stands for Sa Maranao…toing..
Wait and see…Got to see it to believed it.

@archmykel – I think a great area of Bgy. Calumpang has been identified as industrial zone by the City Planning and Dev’t. Office whilst Bgy. Apopong is primarily at a “bedroom” or residential zone. this is probably why our city’s commercial centers are only being concentrated in the central business district. I wish the CPDO could introduce a clustered form of zoning and development plan for the city wherein each Barangay or district will have its own CBD. In this way urban development in the city will become evenly and properly spread out.
I agree with you Arch’t. that traffic in these areas where malls have sprung out will definitely make a future daily vehicular and pedestrian issue. Putting up traffic lights alone in junctions will help but definitely not solve the impending issue, that is for sure. There should be an intensive routing study (at least this early point in time)for all public utility vehicles that will ply the areas and I suggest the city gov’t. should request or require these malls to put up at least one pedestrian overpass at the main pick-up and drop-off point in their respective areas.
I am happy that SM finally is coming to Gensan. That would greatly boost the local economy. However, observation lang, maybe the CPDO should start implementing proper zoning. Large scale land development such as SM and robinson should be disperse so that the city development will not only be concentrated on the CBD. Apopong or Calumpang are good locations for future projects.
“rent to own” ba ang mangyayari?
Mr. avel, does it mean SM “City” GenSan ang itatayo nila and di hypermart lang? Galing ah! 🙂
wow! daghan namig tambayn ani dile na manulod ug klase ang mga student ani mag tambay nalang ug mall magpa cute2X jejejejejeje
it only shows we really deserve to be one of the most competitive mid-sized cities in the country… executive capability is one of the most checked criteria for the award and for the investors… congrats mayor jun! another honor for your exemplary leadership!
if this plan of putting up SM in Gensan materializes, wow! X factor ito for the city. . . surely, this would mean more investors coming in, more revenues, for sure, sustained ang economic growth natin.
YEHEEEY!!! malapit sa asia united bank! more business for us and the rest of the banks in the area!
ormans last blog post..Where In The World Are You?
^^ I hope that this project will be realized soon. More shopping malls, more options and more competition. Competition makes the malls more careful in providing great service. Who knows, maybe Gensan could be the shopping mecca of the south.
Sigurado yan matutuloy yan promise. 😉

shengs last blog post..Blog Love No. 1
Actually i have a friend in davao who is one of the resident architects of SM she told me that their plans in putting mall in gensan next month was postponed and my friend told me that their plans will be resumed on 1st quarter of 2009. And to all people always asking information with regards to SM Gensan dont worry SM Gensan are planning to open their gensan branch on or before 4th quarter of 2009. This is true since my friend in davao is tasks to do the plan and lay out of the malls which is about 80% completion. Relax generals and wait for a moment darating din tayo dyan.
